What we’re looking for

We are searching for land and sites with the right potential for care home development. Whether it’s a straightforward greenfield opportunity or a site with an existing use that has simply reached the end of its life, we take the time to properly understand what a piece of land could become.

Every site is different, and we know that landowners and agents want a developer who responds quickly and communicates honestly from the very first conversation. We assess sites on their genuine merits, not just against a rigid checklist, and we’re happy to discuss a site even if it doesn’t tick every box below.

  • Location: South East England and coastal counties (other UK regions considered)
  • Site size: 0.8 to 10 acres
  • Site types: houses on large plots, pubs, industrial sites, car showrooms, nurseries, sites with residential consent, former care homes, retail and leisure sites, closed schools
  • Area profile: affluent areas with a strong proportion of homeownership
  • Transport: good transport links
  • Location type: town centre, outskirts, or light commercial areas all considered
  • Planning status: with or without planning permission
  • Deal structure: freehold purchase or option agreements considered

With a track record of building homes that residents and families genuinely love, he co-founded Vivere Land & Developments to bring that same standard to land development, from acquisition through to a home that’s built to last.

Sam Rous

Sam has 20 years of experience in the property sector, specialising for the last 12 years in later living developments. He led the award-winning healthcare team at Frontier Estates, and was recognised as The Health Investor Power List Developer of the Year in 2025. Sam has delivered care homes for numerous operational and funding partners.
