Why Develop Care Homes?
Britain is getting older. Not gradually, faster than at any point in modern history. The fastest-growing group in the country is the over-85s: 1.6 million people today, heading toward 2.6 million by 2040 and beyond 3 million by 2045. These are the people who need care most. And the homes to care for them simply do not exist yet.
In the last decade, the over-65 population grew by 16.2%. Care home bed supply grew by 2.4%, and Knight Frank estimates 350,000 additional people needing a care bed by 2050. The arithmetic is unambiguous. The land to build those homes is out there. What’s needed are developers who understand the sector well enough to find it, unlock it, and see it through to something the country genuinely needs. That is what Vivere is here to do.

We assess sites on their genuine merits, not just against a rigid checklist, and we’re happy to discuss a site even if it doesn’t tick every box below.

Ameet is the founder of Boutique Care Homes, one of the UK’s leading independent care home operators. With a track record of building homes that residents and families genuinely love, he co-founded Vivere Land & Developments to bring that same standard to land development, from acquisition through to a home that’s built to last.
Sam Rous
Sam has 20 years of experience in the property sector, specialising for the last 12 years in later living developments. He led the award-winning healthcare team at Frontier Estates, and was recognised as The Health Investor Power List Developer of the Year in 2025. Sam has delivered care homes for numerous operational and funding partners.
